      All themes on this theme collection are responsive and well optimized for smartphones and tablets. And almost all themes are multilingual ready, to make sure if theme is translation and multilingual ready check if it is WPML compatible. WPML is by far the most popular solution to create multilingual websites using WordPress. Like I said, most of these themes are WPML compatible and they clearly state that in their sales pages. If WPML is not mentioned on their page then just move to another theme but most themes does support it.

      Even themes that doesn’t claim to support WPML can be translated using this plugin and I highly recommend it to everyone.

I would like to have a listing page – and I thought the Brooklyn site would be able to support multiple pages – even though it is predominately a one page site…I thought the Listing and Blog pages could be added on as additional pages.       Brooklyn theme does support multiple page setup and there won’t be any issues with it. You can create separate blog, portfolio, various different pages etc. No limits there. The main drawback for this theme that it is not designed as theme for real estate listings. It doesn’t have advanced filtering, ready-made real estate listing pages etc.

      Of course you can create these listings as portfolio items, blog items or even use some real estate plugin but these things aren’t ideal when you can start with theme which is built to support real estate listings and advanced filtering by default.

      Brooklyn is a great theme if you are looking to create business theme but for real estate listings you might have to put some extra effort in it.

        I guess my issue with using ‘listing ready’ websites is that they are starting to look typical. I’m looking for something different, hence the brooklyn theme.

        Can you suggest a listings ready theme that has the design elements of something like a brooklyn theme? Also what are you thoughts on the X theme?

        1. All themes looks very similar to one to another because they are inspired by popular real estate website there and no one is trying to reinvent the wheel because you can’t sell themes that are completely different from themes and services that are available today. Sometimes creating a completely different theme might become the next big thing but in 999/1000 of the times it doesn’t work that way and developers are not willing to take a risk for that tiny chance to succeed.

          Most modern theme that I can recommend for different listings is Listify theme and you can read more about it here.

          If you want to create a truly custom website you have to either design it yourself or hire an agency that could do it for you. I don’t think that it would be too hard to find some plugin to use with Brooklyn or X-theme. Some tweaking would be required but it would be better than to start with a blank page.

          I am not huge fan of X-theme because it is a multipurpose theme which means that it can be used for everything. But if you are using it for niche market such as Real Estate you will end up using a tiny part of its functionality. However, all those features will be still loaded even tho you are not using them and it will heavily reflect in your website performance. Personally I like niche themes for specific niches with as few scripts included as possible to be sure that it loads fast.

I am visually stuck on the brooklyn theme and I am in process to make it work with a listing page (working with designer) . Once I am done with the website, I will share it with you.   3. Hi, Your list is fabulous! Congratulations..not being experienced myself, I used a web designer for my previous site. I am looking to develop a Rental Property site, with the option of client submissions, payment etc. Also enable comments from tenants to landlords and vice versa. I wish to include the function of downloading all forms..leases etc and signature online. Bespoke order forms for external services..(prop management. Us doing photos/floorplans etc) I really like the look of the WPEstate theme..in your opinion would that work best for my needs?

      WP Estate is a great choice and it will definitely get the job done. Of course you will still have to do some customizations to implement comments from tenants to landlords and vice versa but since WordPress does have comment form available by default it won’t be a big issue.

      Maybe some other changes might be required but WP Estate is a great theme to start with with great design, functionality and support from developer.

    1. The best option for that is to use OptinMonster.com plugin that way you will get much gigher conversation rate and you will also get much more flexibility on how you want to style it.

      If you don’t like plugin solution you can also use theme built in option for that. As you can see in theme demo there is a large phone number section in the upper right corner and you can tweak that section by adding some extra text there or move that section elsewhere in the website where you feel it would fit better.

      WordPress has endless possibilities, so it is up to you what and how you want to use it.

    There are several themes on this collection that does support this functionality by default. For example you can look into Properta, WP Estate, Realocation, vEstate and Real Spaces themes. Paid membership is not a big deal for this type of websites and WordPress in general as you can always use plugins such as Restrict Content Pro to limit access to any type of content on WordPress website no matter which theme do you use. Of course it is going to be so much easier to use a theme with subscription based membership but plugin solution is much more flexible.

    Hi, i am based in the UK and own a sales and letting agency. We use a cloud based system to upload our properties too. This system then uploads these properties based on their status to our website and property portals fo marketing. Do any of these sites support this type of property upload?

      Thank you for your question!

      It really depends on how you can get data out of your system. if you can export specifically styled XML file it might be possible to import it back into WordPress by using any of themes listed below. If you want to update data in real time as it is changed in system then you will need to find a way to create a link between your data and WordPress website. Since you are running custom built system which is not built on WordPress then there is almost no chance that you will get synced without spending time on developing this “link” between your platform and website.

    Surely you don’t just look in one area? This is why South African sites are way ahead of any of these. Theme designers, please take note. Have a look at property24 – you can search multiple cities or states.

      Thank you for your feedback.
      Unfortunately, You haven’t looked at this collection close enough. For example themes such as WP Residence and Realocation does support multiple locations. By multiple locations I mean that you can create a global website that includes all countries that there is. If you are not looking to create global website then just use cities or regions. These are custom variables that you can add on your own and you are not limited to default selection. You can implement custom filters for anything, so you can create custom filter that would say: “Unicorns are included: Yes / No.” Or whatever else comes in your mind.

      Most themes with filtering options allow to customize filters as well as add new filters if/when needed.

But I think so many themes are looking more and more the same and they all seem to lack that marketing edge. I guess it’s too tall of an order to want to see that kind of level of marketing in a theme built in.

    Also, as extended license is currently out of my budget, and say my website gets enough traction that I decide to charge users. Do I purchase another license or is there a different pricing model ? And do I have to transfer my database to the new template ?

      Extended license is meant for developers who are looking to build products on top of these themes and then sell them as different product. If you are looking to create a website for your or even your client then regular licence is enough. Even if you are looking to create commercial website you still don’t need extended licence. Like I said, extended licences are for very specific target audience and most likely you don’t need it.

      Unfortunately, there is no section for comments or reviews for Real Homes theme and according to developer he has no plans to implement them in near future either. However, you can always hire someone on oDesk, EnvatoStudio or Freelancer.com that will do this for you. Since WordPress does have this functionality by default it is going to be a very easy task to implement comments. It shouldn’t take skilled developer more than few hours to get this done.
      Otherwise, Real Homes is an outstanding theme, it is also the most popular real estate theme ever released, and you can be sure that you are buying the best theme that there is. Comment section on property pages is a major drawback but no other popular themes has it, so you will still need a someone that could help you with customization.

      Thank you for your question!
      Unfortunately, there is no such theme anywhere on the market because this is a very specific functionality for very specific niche. My suggestion would be to look for some platform which is build for property development as there might be some but they are going to cost much, much more than these $50 worth themes.

      Other options would be to use some membership management or community management plugin and then build property development specific functionality on top of that. This should be relatively easy because there are so many great plugins that will help you to get started and everyone knows WordPress development, so you will be able to hire someone from oDesk or Freelancer.com to make these changes.

    I am currently looking at Real Homes theme because there are more than 6000 buyers. This means this theme must be good.
    My simple requirements are:
    -Chat
    -Translation
    -Blog (updates an feeds social media sites)
    -Real Estate
    -Mortgage
    -Video embedded
    -Social network
    -Fully customization: add more pages, plugins, widgets, etc.
    -Agent page
    -Etc.
    I do both real estate and mortgage brokerage. Can I add Mortgage plugins or widgets or pages for it?
    Is Real Homes theme the best choice for me or you have a better one for me?

      Real Homes theme is popular because it is also the best Real Estate WordPress theme out there.
      Some comments about features you are looking for and are not included by default:

      – Chat – For communication there is contact for under each listing that you can use for communication. For real time chat and communication you can use plugins such as “WP Live Chat Support” it would work as popup and is a really great options to provide instant answers to any questions your visitors might have. There are many other chat/support solutions similar to this one.

      – Mortgage – You means something like mortgage calculator? This functionality is not included in any of above listed themes but it can be easily implemented by using plugins like these.

      Other things such as widgets, customizations options, social network integration, video embeds, blog, agent pages and property listings are available for any theme. Your mentioned Real Homes definitely have everything you would need except my above highlighted things that can be implemented via help from free WordPress plugins.

Regarding the customization, how would you range from 1-10? is it near 80% fully customizable theme? I am also looking at Home Land theme, would you recommend it or Real Home? At the bottom of all pages, is there any of your hard coded branding or logo? You were saying I could just add mortgage plugins or widgets to have a site for both Real Estate and Mortgage services right? I don’t see you have theme specifically designed for Mortgage.           Both themes has several color pickers included to change color for each and every element that you can see on website. So you can go crazy with color variations as you can use choose between 16 millions color variations. I think it should be enough 🙂
          When it comes to layout, both themes comes with drag & drop page builder that allows to implement any element in any page you want. No limits here.

          It really depends what you mean by Mortgage. There are no mortgage calculators or similar functionality but if you want to promote mortgage service using banners, via dedicated service section, or otherwise promote this service then there is no limitations with that. Use drag and drop page builder to get exactly what you were looking for.

      If you have studied some basic from Lynda lessons then it shouldn’t e a problem for you to get your website up and running. Also theme comes with detailed documentation that will help you through setup and customization.
      Real Homes theme has its own blog section, so you don’t need a separate website or theme for that. You can mark this sections as news, blog, updates or whatever you want to call it as theme allows to do this kind of customizations.

      1. Yes, you can do that by using Jetpack or other plugin for that as WordPress or any of above listed themes doesn’t have this functionality by default.
      2. Yes, you can integrated it with your local MLS as long as this theme supports plugin called “dsIDXpress”. You will see this clearly stated on theme detail pages for themes that does support this plugin and most of these themes does.

          Unfortunately, I am not familiar with those services. Most IDX services does support dsIDXpress plugins which is part of many themes listed above. Make sure to contact these service providers and ask if dsIDXpress WordPress plugins is supported or not.

All specific functionality that you seen for these themes are only optional and you can decide to use or don’t use them at all. You are buying overall design and layout and the rest is customizable via WordPress Customizer, Theme Options and Widget areas.

      I don’t see any reason why Realto theme couldn’t be used for yachts. Wording can be easily changed and the rest of the functionality could remain the same as the only difference is search criteria and content (images, videos, descriptions, features). That would be a really creative use for this theme.

      There are over 400 Font Awesome icons integrated in Real Home theme and you can feel free to use any of those icons. Instagram, Tumblr and Youtube are included and you can remove existing services if you don’t need them. So no problems with that.

      Images for this theme is taken from Photodune and Shutterstock and are used for demo purpose and are not included with theme. However, you can purchase theme separately from my above mentioned services or use your own images as slider itself is included with theme but it is going to be empty when you will install theme.

      There are services such as 99designs and LogoMyWay that offers cround sourced logo designs. Which means that multiple designers from all over the world will be working on your logo design and will send you some examples and you will be able to choose the right one for your company. Instead of hiring one designer who might or might not deliver a good logo you will hire dozens of designers all at once.

    I see that some of these templates you mentioned SEO and others you didn’t. I’m new to WP but I thought all WordPress templates can have an SEO widget or add-on.
    Also, did you research how the property listings were added into these templates? My understanding is that only certain plugins work for each MLS software and that many plugin’s for my MLS are subscriptions – something I am trying to avoid. I want to maintain control over how the listings look and not be tied to a company that could belly up, not to mention that many are expensive!

    I know this is not the clearest comment, like I said I’m new to WP and attempting to make my agent page all by myself.

      I mentioned SEO for themes that does their own SEO settings but you can always use plugins such as “WordPress SEO by Yoast”, “All in One SEO Pack” or other plugin. We are using “WordPress SEO by Yoast” for this blog and I can highly recommend it for everyone. It will works with all themes listed above even ones that already have their own SEO settings built-in.

      If you want to get full control over how things are displayed on your website you will have to create every single listing manually and of course there is an option for that. Manually adding listings is going to take a lot of time that’s why most of above listed themes integrates with dsIDXpress plugin that works with most local MLS directories. Of course pricing depends on MLS directory you want to use and that’s entirely up to you.

      Schema and Foundly themes are made as magazine/blog themes and if you want to use them for real estate listing websites you will need to use some plugin for that or heavily modify theme itself. WP Pro Real Estate 3 and LesPaul on the other hand are dedicated property listing themes and you don’t need any plugins. These themes can be still used for a simple blog but I don’t think it would be a wise investment as blog/magazine themes are easier to use and loads faster because they are lighter.

      1. Developer your product from scratch.

      2. Use free or premium GPL licensed theme. That includes every single theme listed on WordPress.org. Here you can find the best examples. There are some 100% GPL licensed themes on ThemeForest and you can find them by searching

      ThemeForest doesn’t have filtering options to find GPL licensed themes because they don’t like GPL at all and would love to bury this feature as they are losing money on it. They were in talks with Automattic and WordPress community for years before they even introduced this almost invisible feature.

    1. It actually takes one whole day to complete list like this. We write unique descriptions to each and every theme and screenshots are also created manually from theme to theme. But it is totally worth to create collections like these because we get up to 20,000 visitors on a single collection. Not all collections becomes very popular and you feel that you have wasted a lot of time and energy but then you remember about all the popular ones 🙂

    1. Julien,

      dsIDXpress plugin and their subscriptions based service is not required to make this themes work It is only optional if you want to pull listings directly from so called MLS directories. If you have no idea what is MLS directories then you absolutely don’t need this plugin and their service. This is for US market specific and there is no such thing in my country and i doubt that there is MLS directories in France.

      All themes will work just fine without this plugin and you will have ability to publish listings manually or allow your users to create their own listings. It is entirely up to you have you structure your website and dsIDXpress is just additional bonus that might help some but most likely not in your case.

      Thank you for your feedback! Unreal Estate is a really nice theme but I don’t think that it is the best blogging theme out there because it can do much more than that. The thing is that blog is only 1% of what this theme is capable of but you are loading those 99% other percent that slows down your website. If I would look for a blog theme of any kind I would start here instead of using any of themes listed above. The main concern is performance but if you have a decent hosting or don’t care about website performance, then any theme will do the trick for you.

    I’m starting my career in real estate now as a sales person. I’ve hired a web developer to set up a site for me. He recommended to buy “must see” from “agent evolution”. I’ve bought a few pics that I like to use that would rotate on home page. He has set up the site but the pics don’t cover the entire screen and the site does not look good. I am ready to redo the site. which theme do you recommend that could give me the wow factor, that is capable to show full screen pics and Google street view would be a great option too but not a deal maker!

      You are looking for a different template just because pics didn’t fit for “Must See” theme by Agent Evolution? If so, you are just trying to make a huge mistake here. Of course my job here would be to recommend you to buy another theme because I will make more money but I am not going to do that. Get a better and higher resolution images and start over with the same template. There are even websites such as these that offers free stock images that you can use for personal and commercial use without restrictions. If designer didn’t know how to use images that you provided just hire another developer/designer on oDesk, Freelancer or other Freelancer websites.

      With approach you have now when you want to switch to another theme just because images didn’t fit you will end up buying all of above listed themes and still won’t get anywhere.

    But, I would prefer one that shows the states with the number of properties listed on each while keeping the sort/search function on the homepage as is…little more lively and exciting.

    2. Also, I saw some of the other themes showing Google Maps with properties pinned on the locations (very nice) along with the search function on the homepage. My listings will be nationwide but most of these themes (and maps) look regional specific. Are they or will it show a map of the whole USA once I list my properties?

      1. There is no better ready-made alternative for that. However, it wouldn’t take much time and effort for a skilled WordPress developer to build this functionality on top of this theme.

      2. You can set zoom for these maps, so if you want to show the entire USA you can just zoom out the map and set this zoom by default in Theme Options. These Maps are powered by Google Maps and are very flexible, so no problem using regional specific or country-wide map.

      3. I think I already answered this question with my previous answer. All themes with maps can be zoomed out and this zoom fixed for all visitors to see the entire map without even touching it.

      There is very limited selection for a good real estate plugins.The one that you might want to check is this one. The main problem with plugins is that they come with very little styling, so you still have to apply your own styling. If you are not a developer yourself then these listings will look completely different than the rest of your website and that’s never a good thing.

      If my above mentioned plugin doesn’t work for you either then you will have to look for a developer who could help you with that. The best place to start is Upwork. This task is rather easy and any WordPress developer will get the job done for you and it won’t cost you a fortune.

      There are only to themes that are worth considering if you are looking for Airbnb style design and functionality. First one is Listify. Both themes uses the same plugins for its functionality which means that both themes are very similar, so all comes down to your personal preference which one you like more.

      This list is constantly updated with new themes as well as the old ones are being removed to maintain quality of this list.

      Themes that looks minimal yet luxury are Reales WP. Reales WP Is now my favorite theme because it looks more like a web app than just theme.

    1) I am from oversea and the country that I reside in does not have “MLS”.

    As such if I were to go for Real Homes theme, which contains “MLS” as part of the property specification field, is it possible for me to un-select at the Word press admin area so that the term does not appear in my site, or do I need to engage a Word Press Developer to help me include an option at admin area to un-select/remove this term?

    2) I noticed that Agentpress pro child theme is not listed in your review.

    How would you compare Agentpress pro child theme against Real Homes theme, which would you
    recommend?

    3) One of the benefits of using Agentpress pro child theme, as stated in the link below, is that:

    “…the Listings custom post type is added to the site via the free AgentPress Listings plugin instead of hard coding the custom post type into the theme. This is in accordance with theme design best practice as it allows you to retain your properties data should you switch themes in the future”.

    However in one of your earlier reply you mentioned:

    I am confused now whether it is better to use plugin or use a theme which is custom built with real estate listing. Can you clarify?

      1. MLS is completely optional for every single theme listed above that even have its support. You are not obligated to use it and most people aren’t using it but it is good to let users know that there is such functionality available. Themes that support MLS needs additional plugin and in your case your setup will be easier as you won’t need to install this plugin.

      2. Agentpress Pro theme is Genesis based Child Theme. If you have used Genesis extensively for other websites then it would be really easy to get started with AgentPress theme. Otherwise there is absolutely no advantages or disadvantages for this theme and it will perform the same as Real Homes or other themes.

      3. There is no “best” solution to use plugins or ready-made real estate themes. If you are going to use AgentPress Pro theme with plugin theoretically you will be able to switch to a new theme. The truth is that this next theme will need to support the same plugin, if not you will either need to develop support or somehow convert all listing to ones that this new theme can support. The same is with ready-made real estate listing themes. Once you decide to switch you are going to have a hard time converting all listings to a new format. In most cases switching to a new theme in very specific niches such as real estate is pain in the arse. It is hundreds of times easier when you change theme for blog, magazine, portfolio or simple corporate website. Your safest bet is to choose the best maintained and most popular theme that will be around for many years to come to be sure that you get the latest updates and functionality. Then you can easily hire a designer which could redesign your website while using existing theme with its functionality. It’s the same process as Facebook, Google and other large websites does. They have never introduced complete overhaul for their websites but instead improves it along the way. These sites looks different now but it’s the same core that was used 10 years ago.

    I want a site that showcases LUXURY listings (I have listing mostly over $1,000,000 in my market); ability and ease of search and I like seeing where the properties are located on a map. Clean design, lots of white space. There are so many to choose from.
    Also want a Language translator, and front end submission……(that seems to be a nice thing to offer a Seller for a period of time).

      For luxury listings I can recommend Real Homes, WP Residence, and Estate Engine. Your mentioned WP Estate is not designed well enough to be used for luxury listings. And all of these themes are WPML ready and can be easily translated into multiple languages.

One of the child themes I am using is Agent Press Pro and another is Winning Agent Pro, both of which I like. My question is do the themes you mention above work off a specific framework such as Genesis or do they have there own framework as part of the theme and Genesis would not be required?

      Thank you for your question!

      There aren’t any other theme frameworks like Genesis that uses Child Themes so heavily. All other above listed themes such as Realty, Reales WP and Real Homes are standalone WordPress themes. They have their own Theme Options and other functionality included by default and you don’t need to install any Child Themes separately. However, you can create Child Theme as all WordPress themes are compatible with this functionality but this is completely optional and only if you really need to do so.

      Some themes might require some plugins but you will get notified about that and will be guided through installation process as required plugins are already included with theme package and you just have to activate them. It’s even easier than installing Child Theme for Genesis.

      Unfortunately, none of above listed themes are compatible with flexMLS IDX plugin and most of them uses dsIDXpress IDX instead. However, flexMLS is widget based and it should work fine with all themes with its default styles. It won’t integrate inside theme and its functionality but it will still work as a standalone widget.

      It depends what you mean by European. Most themes are multilingual and translation ready which means that you can translate them into any language or use it in multiple languages at once. If you want to show map of France or Europe you can easily do that with any theme which have its own map. Most demos showcase US maps because around 80% of sales comes from US and 20% from the the rest of the world. As you can see there is very little market outside US and even more specifically France.

The majority of these themes, though minimal are incredibly bloated (10,000+/90,000+ lines off css minimum) – That’s before stacking on an IDX. Unless that IDX is IDX Broker I guess (runs the listings from on their own servers). Which one would you consider to be the most competitive? -and do any of these themes support HTML5?

      All above listed themes uses HTML5 at some degree. My personal favorites are Real Homes and Real Places and these themes are not bloated yet are very flexible and easy to customize.

      Not sure where did you looked before but that’s what most of the above listed themes are for. “WP Pro Real Estate 7”, “Real Homes”, “Real Places” are just few of those themes that I can recommend. Most others does have the same functionality but these are my favorite.

I’m a property owner and I’ve just created a website few days back, but I didn’t use wordpress (although it was my first choice), instead I’ve used one of the awesome builders, booking ready (anyone else using it?) that also has HTML 5, it’s friendly with all my devices and it’s easy to us – drag & drop and it’s free and offers free hosting. I thought that there’s a catch, but there isn’t. That’s a new builder and hopefully they’ll remain free.

      Based on your requirements any theme suitable for rentals will get the job done for you. My personal favorite are “WP Pro Real Estate 7”, “Real Homes”, and CitiLights but other themes will work as well as long as they have option to switch from sales to rent.

      Thank you for your questions!
      Every single theme with real estate listings have an option to hold submited listings for moderation before they go live. It’s WordPress core functionality and these themes depends on it. Social media logs are not included with any of themes because it is plugin and widget functionality. Each social network has its own official widget that you can use in combination with any theme. If you don’t like those widgets, you can also use free WordPress plugins for that.

      Frontend listing submission is available for most theme as well and my favorite themes are Real Homes, “WP Pro Real Estate 7” and Real Places

      I am not familiar with Rightmove/Zoopla and not sure if any of themes are compatible with these services.

Currently I’m selling new project development (Condominium/Serviced Apartment) in Malaysia, i would like to have individual page for every project I’m carrying out, showing the information and collecting leads on the bottom of the page, i would like also to have a page created for property owners to list their properties there if they have any to sell off or rent out. Well, my main target is to collect leads so that i can get back to them after they registered their interest.

      You are looking for a very basic functionality and most of these real estate themes will work perfectly fine for you. Some of my favorite themes that I can recommend are Real Homes, “WP Pro Real Estate 7” and Real Places. But others will works as well because most of above listed themes does allow user registration, submit their own listings and do many other things. If you want to only collect leads and subscribers then you might want to use email service such as MailChimp which we are using for our website as well. Of maybe exit popup like on our website which is powered by OptinMonster.

    Here are my needs in a website – I’m an agent looking to set up my “flagship branding” site but I also want to use the site for buyer and seller lead generation (by using various urls pointing to the main site). I’ll need the usual functionality of a great IDX search, Google mapping, blog, community pages, agent pages, market reports pages, adding widgets like chat, mortgage calculator, foreign languages etc. The look needs to be high end yet cutting edge and hip so I’m looking for something highly highly customizable.

    Not being techie myself it’s hard to follow some of your recommendations about speed of loading (sounds scary if we get it wrong!). A lot of the recommended themes in your article look like they are set up more for brokerages rather than single agents. What would you recommend to me? Thanks in advance!

      Most themes are flexible enough to be used for brokerages and single ages. Especially when you are looking for brokerage and portal style functionality.
      Some of the themes I can recommend are Real Homes, “WP Pro Real Estate 7” and Real Places.

      WordPress requires specific cache as it is slow by default but it is possible to speed things up with the right setup. We recommend SiteGround and WP Engine as the best hosting providers for WordPress. They have taken optimization for WordPress seriously. While other hosting providers also advertise that they support WordPress they technically aren’t lying but one thing is to run WordPress another thing is to make it load fast and that’s why there are hosting providers such as SiteGround and WP Engine.

      Real Homes is much more popular than WP Pro Real Estate 7 for a simple reason – it is in the market for a much longer period of time. A word about Real Homes have spread around, users have properly tested this theme and many user requested features have been added over the time making it a versatile and user friendly theme. It is not that WP Pro Real Estate 7 is a bad theme or isn’t tested but many things comes with time.

    first of all excellent blog, you’re doing a great job. i am starting a new real estate web site and can not decide between Realty and Real Homes themes, i am based in Spain so i need to be able to post listings using metric system, not sq feet, euro currency symbol, i do not want to state the exact address of the property just the area, i have a large portfolio of all kinds of properties, apts, villas, farmhouses, plots, properties for renovation so i need functional filters too. do you think i can make these simple modifications using Realty or Real Homes? i recently made a bad experience with one Placesters themes where i couldn’t get anything done and do not want to make another mistake.

      Real Homes is going to be the right theme for you. You can choose between any currency that there is and also allow users to switch between currencies to provide even better flexibility. You can also use metric system for property size. Theme demo uses sq feet because most theme buyers are from US.

      There are certain limitations when using dsIDXpress. Basically what developers can do is to apply CSS styling to dsIDXpress listings but can take them and add inside their own maps or use custom filters that comes with theme. dsIDXpress is on its own, with its own map and filters while taking styling from theme. Here you can read more about Zoner theme and its dsIDXpress integration and limitations. But it is not just Zoner but all themes because it is limitation in plugin itself therefore other themes will act the same way.

      The main difference is in design. Both themes are designed and developed by the same team and most of theme functionality is the same but design is different. Therefore you can choose the only you like the most from design perspective as both themes will get the same job done but they will just look different.

    Question, what theme would you recommend to be the best fit to link to an XML feed. We currently use RealFeed.com to post our listings, we would like to showcase any listing posted there our my WP theme.

    They said they will provide us with an XML feed so we can get their listings and it should continuously update on our site.

    Is this possible with any of your 3 recommendation? Real Places has integration of “WP All Import Pro Edition”. Will this do the trick?

      Real places theme has an Add-On for WP All Import and you can download it for free from WordPress plugin repository. You still need WP All Import Pro edition to use this add-on but it is specially built for the theme and will make your life much easier.

      Tracking location is a bit tricky. There are basically two ways how you can do it.
      1. Check user IP and determine location based on that. This kind of location check is not very accurate/
      2. Use “The Geolocation API” that creates notification like this:
      The Geolocation API

      It will accurately determine location but there are two major drawback and that’s also the reason why so very few themes has this functionality.
      a) User must agree that their location will be used. In 90% of cases users just ignore this notification.
      b) This kind of setup requires SSL/TLS connection which will cost more as you will need SSL/TLS certificate and hosting that can handle these secure connections.

      Theme developers don’t want to deal with all the support and complains from two of my above mentioned things and therefore they just leave The Geolocation API out of their themes.

    We want to move away from a hand coded website now, and while I can see most of the features we will need to replace all the functions we currently have, I haven’t seen mention of an xml feed ‘export’ (rather than xml import). Is there a plugin available to work with the best themes here (Reales for example) ?
    Also the admin control of a user log in (for agents) is great, but can this be adapted to be a customer log in area to save favourite properties etc? but of course without them adding new properties! How adaptable are the fields?

    1. Laura,

      XML import and export is possible for all themes because WordPress has a built-in functionality for that. But format is different form theme to theme so you can’t export listings from one theme and move them to another.

      You can create different user levels regardless theme because it is a WordPress default functionality.

    I like WP residence’s function which allow us to set an expiration date for listings. However, I prefer the look of Reales, but I don’t think Reales has the same function. Is it possible to add the function by adding a plugin or doing some simple coding (by a non web developer)?

    1. Unfortunately, Reales theme doesn’t offer have option to set expiration date for your listings. It is going to be much easier to choose some other theme than trying to implement this functionality yourself.

I’m trying to build a real estate website for a local real estate agency that is focused on providing hyper-local search data based on RETS data provided by my local MLS mixed with my own, more defined neighborhoods (based on geographical boundaries that I define), additional property details from data I have collected, as well as relevant data that I use from public records, etc. Do you know of a theme that is robust and flexible enough to handle these requirements? I have many other requirements, but I’m not sure if they are going to be factors that involve the theme decision, or just plugin decisions, etc. — such as being designed with a “mobile first” design theme, desktop and phone push notifications (e.g., Roost), creating robust and highly visual reports, CRM integration, contextual user experience based on referring source or user behavior, ability to save any search or property, track how much time is spent by each user on each property detail page (back in my CRM), etc.
    I’d love to get your assistance, if possible. I’d be willing to pay for a custom theme to be created based on another theme. If your response is better served in a direct email, that is fine as well. I’m also looking for a good WordPress developer and UX designer to help me with it. Thanks again.

      If you have used WordPress in the past and know how to install it and add a new theme it is going to be plenty to start your website. No coding is required and you will get a website like you see on demos.

      WordPress is also built on PHP but you can’t use WordPress themes directly to other PHP based platforms. These themes as specifically made for WordPress and tweaking them for other platforms is not as easy as it might sound it it. Much easier solution would be to take some HTML templates such as these and convert for your platform.

      There themes will run on Godaddy’s Basic WordPress hosting but hosting itself is very slow even when using a simple WordPress theme. Godaddy is famous for overselling their server space meaning that you are going to share the same server with hundreds of thousands of other websites. With hosting it is generally true that you get what you pay for. Your hosting costs $4/month while we pay $1,200/month to host Colorlib. It clearly reflects in performance and reliability. For most websites our setup is an overkill but there are many great WordPress managed hosting alternatives such as ones offered by WP Engine and Pagely. Their prices starts at around $30/month but your website will load so much faster and uptime will be much better as well.

    I think the header on most of the theme is way to heavy, taking up to much of the screen, taking away attention from the listings.
    I like the theme locality but it does not seem fully responsive.
    Side margins dont adjust when on Iphone.

      Locality is fully responsive but it is around for a while now and it doesn’t look as modern as some other themes such as Real Places, Houzez and “WP Pro Real Estate 7”. You can modify header section for all of these themes to get the looks you were looking for. Make sure to check theme demos to see what they are capable of.

      If you don’t need listing themselves you might want to check these multipurpose themes instead. These themes allows to create any sort of website using a drag & drop page builder. Building your own custom website has never been easier than that. If you need listings then go with Houzez, Zoner or Real Homes.

      None of the themes has this functionality. But for this kind of functionality, you should look for plugins. Themes are all about design and plugins are what provides functionality. Therefore some booking plugins would be the best bet and they also work with every single theme listed above.

Everyone can buy paint and brushes, but not everyone can draw a great picture. Someone should adjust your template qualitatively – hosting, set professional site style, edit pictures, make minimum SEO optimisation. For example, when I decided to start my own real estate website I thought that theme is all I need)) Luckily I’ve found guys from the Bold web agency – they are a new company so, for now, they do services at very affordable prices. They set up a Jevelin theme for me, gave me basic instructions so I start working during one week. Without their help, it would take a very very long time.

      I actually use the Enfold theme for my customers and for my own I’d use generatepress theme – BUT – for real estate plugin I use RETS PRO since it literally integrates into any theme so the theme doesn’t even have to be a crappy RE theme since it simply adds RE templates into any them.

      The other reason I use that plugin is due to Dynamic SEO – hands down the most dynamic SEO options of any RE plugin out there – check their youtube shortcode playlist to see what I’m talking about.

      Themes are all about a design and very little about functionality. Which means that you can use any theme listed above as a base and then hire a developer to other modifications and implement your mentioned functionality. Themes are not going to do none of that by default.

      Any theme can be easily translated. In fact, many things are translated once you chance the WordPress language. For example, comment section, dates and all that is translated using WordPress itself. From there you will need to translate very few strings if any. Here you can learn more about translation.
      If you are looking to create a multilingual website we highly recommend WPML for that.

      I would go with Houzez because it has a more modern design. But both are really great themes regardless.

      1. I disagree. I have purchased Houzez theme, installed and have been fixing bugs on my own more than i should. Modern design (cosmetic) is one thing, performance and maintenance is another. I value latter two because any designer can help you make your site look pretty but not everyone can help your site perform better nor fixing bugs. It’s added cost and time you have to take into consideration.

        I would recommend once purchased and installed a theme, run it against GTMetrix and install WP Debug Queries. GTMetrix give you an overview on how your site/theme performs out of box and WP Debug Queries tells you how many database queries executed per page. You will be surprised.

  109. Bought Houzez theme and been fixing and optimizing it ever since. It’s quite buggy if you ask me and performance is a drag. Tested with Debug Queries, you will be shock # of queries ran per page. I had to cache the shit out of every page, almost serving my entire site via s3 and cloudfront and that is not enough.

    Support desk is lagging nor helpful, I fixed most of the bugs I’d identify because takes forever for them to reply. I dont think they did much testing on their theme before selling to public.

    Save your $ and headache and find another theme.

    1. I’m having the same results with wp pro 7. Very finicky install and no support responses at all despite paying for support. So far it’s nothing but a batch of headaches.

  115. Hi, I was hoping someone with more experience can make a recommendation for me. I’m an investor and don’t need to integrate with the MLS. I would like to require my site visitors to either register or perhaps create a fee account before they can see my properties. I’d also like the site to be easy to use from a mobile and tablet. And finally, I need to be able to assign a “type” or “category” for each listing which is also a field that the user can search by; i.e. restrict the results to listings of type “A”.

    I am going to start with WordPress. We have a small builder company. We are going to build one to four houses at the same time and sell them to families. At the beginning we have a real estate agency but later we may sell them by ourselves.

    Is the Real Estate theme too complicate for this. I woud prefer more theme like Pinnacle or Enfolf. And at the beginning make just a portfolio for the houses. But can I get later a widget for real estate if needes? Where I can see all those widgets witch are possible within the theme. Or can I do it with Real Estate theme a little bit more simple at first?

I’m looking for something modern, clean, minimal, light and simple, only the most needed information displayed and “light coloring” (similar style template: Yonkers) – I’m sure there’s a modern and simple term for my explanation, but I don’t know it (yet). At best, it would be multilingual ready and has an easy to use admin backend.

      If you couldn’t find the right theme on this list you might also check these. All themes are highly customizable and you can choose to remove most of the elements that you don’t need to make them look clean and light. Also, themes has unlimited color schemes, so the sky’s the limit. Demos are created to showcase all the functionality of the theme but you are not obligated to use 99% of it unless you need those things.

  124. I wouldn’t recommend for any reason to use any theme of WpCasa. I have had too much problems with the themes, add-ons and custom developments.
    They don’t care about customer support. It seems to be just one person behind WpCasa, so I assume this is the reason of the lack of reply from their part to my several requirements to customer support (…more than two and a half month waiting).
    After more than a year of experience with WpCasa the best recommendation I could give to anyone is to look for a true settled company and with real customer support.

      It depends what functionality your site needs but themes you can’t go wrong with are Real Homes if real estate listings are what you are after. If you are building a regular business website in real estate niche you might also consider Divi.

      Google Maps are highlighted heavily on the demos but you are not obligated to use maps at all unless you really need them. But if you decide to use maps, some additional costs might come from Google’s API.

    Thanks for this compilation. I’m a first time buyer of a website template so I have a big learning curve ahead. I saw the comments about google map costs and I was wondering, aside from my domain name and hosting, as well as the cost of the template, what other costs would I have to be concerned with once my site is up and running? I’m strongly considering using WP Pro Real Estate 7 as my template, and know the cost of IDS through my MLS. Any insight would be so appreciated!

    1. Themes are one time purchase which means that you won’t need to pay one you purchase it. Yearly payments are going to be for your domain name, hosting and MLS in your case.
      For Google maps you get 25,000 requests a day for free and after that you pay $0.50 USD / 1,000 additional map loads. Which means that it is very unlikely that you will be paying for Google Maps anytime soon. Other costs depends on what services a d plugins you will use but you can easily avoid using any of them because there are so many great free plugins out there.

    1. You won’t find a theme anywhere that has this functionality built in. You need a plugin or some 3rd party solution for that. However, any of those solutions can be used with any of themes listed above.
      Themes are all about design and functionality like VR is always done by plugins or other services.

    1. It is way too specific use case yo have a ready-made WordPress theme or plugin for it. You will need to look into developing a custom solution.

    1. Your mentioned themes will work perfectly fine for what you need. Regarding XML important. It really depends on what platform your current site is built and how your data is structured. I don’t think it will work perfectly without tinkering around or losing some data along the way.

WordPress by default does allow to import and export all the posts/data but since data on custom posts types (not regular posts, pages etc) are structured differently from theme to theme it might not be a straightforward process to transfer data. However, if both sites use the same theme or you know how to adjust exported data it shouldn’t be a problem.

    Currently, I’m using Divi and I must admit I’m not finding the child theme very real estate friendly.
    I’m looking into HomePress, Eiddo, Residence Real Estate and RealHomes.
    My main concerns are customization, SEO and functionality.
    May I ask which one you’d recommend?

      Since you already have Divi and a child theme I would recommend sticking with it. Just make sure to install some SEO plugin such as Yoast SEO or other and take care of all the SEO related aspects. Theme itself is nor helping nor helping with SEO and even if there are some slight disadvantages with your theme those are minor that you can easily fix with SEO plugins. Since we sell WP themes I should be trying to sell you one but in your case you already have a very good foundation with Divi but just needs some tweaks using Yoast SEO or other plugin. That will save you a lot of money and time. I hope that helps.
